Home Staging Client Experience: How to Win Repeat Work from Agents and Sellers
Repeat work comes from agents and sellers who loved working with you. How stagers can improve communication, install day, the reveal and pickup.
Staging is judged on the photos, but agents come back because the whole experience was easy. Here is how to make working with you effortless from the first call.
Before the job
- Quote quickly and clearly: what's included, how long the furniture stays and what happens if the listing runs long.
- Share a short plan with photos of the look you have in mind, so the seller knows what to expect.
- Confirm access, parking and timing a day ahead.
On install day
- Arrive when you said you would, with a tidy crew.
- Protect floors and walls, and leave the home cleaner than you found it.
- Finish with the details that make a home feel lived in: fresh flowers or greenery, a throw on the sofa, soft lighting and a subtle, clean scent at the entrance. A reed diffuser such as Thé Blanc or Grand Foyer gives steady scent without a flame.
The reveal
- Walk the agent and seller through the home if they can be there.
- Send the agent photos the same day for their listing and social media.
- Leave a one-page care note for occupied homes: what to tidy before showings, which lights to turn on and where to put everyday items.
While it's listed
- Check in after the first weekend of showings.
- Offer a quick refresh if the listing goes past a few weeks.
Pickup and after
- Pick up on time once the sale is firm.
- Send a thank-you to the agent with the final photos.
- Ask for a short review and permission to use the before-and-after.
A thank-you that keeps you in mind
A small gift to the agents who send you work, such as a 100 ml travel reed diffuser for their office, is a lovely way to say thank you, and it keeps you in mind every working day. Our guide to getting more staging clients has more ideas.
